Main Objectives of Land Valuation Expertise:

  • expert monetary valuation of land plots;
  • expert monetary valuation of rights to land plots;
  • determination of whether the performed valuation of a land plot or rights thereto complies with the requirements of property valuation regulations, valuation methodology, valuation methods, and appraisal procedures.

Indicative List of Issues to Be Resolved:

  • What is the value (specify the type of value: market value, liquidation value, special value, investment value, etc.) of the land plot?
  • What is the value (specify the type of value: market value, liquidation value, special value, investment value, etc.) of a share (specify the share: 1/2, 1/4, etc.) in the land plot?
  • What is the value of the right to use the land plot (specify the type of right: permanent use, leasehold, etc.)?
  • Does the performed valuation of the land plot (or the right to use the land plot) comply with the requirements of property valuation regulations, valuation methodology, valuation methods, and appraisal procedures?

Indicative List of Documents Required for Land Valuation Expertise

To determine the value of a land plot or rights thereto, the expert shall be provided with title documents and land management documentation for the land plot, including its address, cadastral number, area, designated purpose, plan (scheme), information on the external boundaries of the land plot, as well as information regarding any restrictions and encumbrances as of the valuation date. If improvements (buildings, structures, etc.) are located on the land plot, title documents for such properties, technical inventory records, and any other documentation and information necessary for conducting the valuation shall also be provided for examination.
